“Contractor Oversight” generally begins (but not always) prior
to a customer engaging in a written agreement with a contractor.
The objective with any contracted out job is to identify and
understand your scope of work, review plans, contracts and any
other associated paperwork that may be available.
While not a substitute for legal council, it does and will pay
off to have an advocate looking at your job from your point of
view. It is so important to get a second opinion on the validity
of contractor “extras” and sometimes reading between the lines
proves beneficial. Periodic site inspections are an important
part of the “Oversight” function.
It is never too late to involve a professional consultant in
your project whether large or small. The fees are small compared
to the thousands at risk. Fees are quoted based on the scope of
work, length of service, quantity of site visits and may range
from 0.5% - 3% of the job cost. Example: a $100,000 renovation
improvement, consultant fees may range from $500 to $3000
depending on the client’s needs.

drainage, subterranean parking and basement areas of structures,
to name a few. Inspections are photo documented with type

or court purposes. This type of service is subject to a retainer
fee.

supplemental to the “Contractor Oversight” service. The industry
practice is to have a qualified inspector visit a site at
certain stages or “milestones” to perform a progress inspection
and leave a correction list with the owner or contractor.
